Home Partners of America is very unique in the fact that it allows you, the renter, to turn a “for sale” home into a rental. You have the opportunity to rent (no penalties) or rent with the right to buy.

THE PROCESS
Phase 1: Get Started

Phase 2: Register (FREE)

- Registration is FREE. By using the link below to register HPA will assign Monique Harps to you as your real estate agent of choice. If you don’t use the link below you will most likely be assigned to a random real estate agent. Let’s get it right the first time so we don’t have to jump through extra hoops.
- After you register, you will receive a link to view eligible homes in Hampton Roads.
Phase 3: Schedule a Call (optional)

Phase 4: Apply
- Application link: www.moniqueharps.com/HPA-Apply
- There is a one-time application fee per household.
- Once you pay for your application, you can not add or remove anyone whose income is being considered for 6 months.
- Your approval is good for 6 months.
- HPA will provide a determination within 1-3 business days. If you don’t turn in all documents this will be extended.
Phase 5: Renter Consultation

- Once you have been approved you will schedule your Renter’s Consultation with Monique using the link below.
- In the consultation, we will review the program, the process, expectations, and the next steps
Phase 6: House Hunting & Selecting
- We will schedule appointments to see the homes you like. When you find a home you like we will submit it to HPA to get an offer.
- HPA will only give us an offer after you agree to the rental terms for the house.
- Note: We may submit more than one home before securing “THE ONE”.
Stage 7: Move-in Day!
- Congratulations! It is moving day.
- Monique offers all renters a move-in house cleaning on moving day.
REQUIREMENTS
BASIC REQUIREMENTS TO QUALIFY**:
- Annual household income of $50,000+
- Stable employment
- Weighted FICO score of 580+
- No history of eviction or other landlord issues
- No pending bankruptcy (discharge and payment plans accepted)
- No disqualifying criminal history
THINGS TO KNOW
- Minimum of 75 days before move-in, lock it in advance
- Rents range from $1250 to $3000
- Pets allowed
- Deposit is 2 times the first month’s rent
- One-time application fee for the whole household. Good for all homes over 6 months.
- Showing available to approved applicants
- New carpet & fresh paint can be requested
- Not set up to accept SECTION 8 vouchers
